Think about the kind of folk you'll be renting to as well. Are they going to be young folk who'll want a bit of life nearby, or older ones who may want peace and quiet? What are the neighbours like? Go back a couple of times at different times of the day if you can, to see what happens in the morning and evening.
 
Hi thank you for advice. One of the flats is just above wgere our daughter rents now, it is city centre and definately rentable for younger people. The other one is further out of city but on a very busy main road. It has gas heating and the one in centre has electric, it is really down to that. And of course which we can get the best price on.
 
Which area commands the higher rents? :D
